HUD/FHA/VA MANUFACTURED HOME COMPLIANCE CERTIFICATION

Most government-insured loans for manufactured homes, such as FHA and VA, require a letter from a licensed engineer that includes an official seal and signature stating the foundation meets HUD standards. There is a common misconception that an affidavit of affixture is an acceptable alternative. This is FALSE and can lead to big problems down the road, especially when it comes time to re-sell your home!

INDOOR AIR QUALITY TESTING (MOLD)

Mold spores are all around us and we breathe them in on a daily basis. However, mold spores that have accumulated in high concentrations in a home can lead to many health problems, especially in persons already suffering from chronic respiratory conditions. In some cases, elevated mold spore counts may even cause respiratory issues, such as asthma and allergies, in otherwise healthy individuals. Our indoor air quality and mold testing will determine if your home contains elevated mold spores as well as identify the mold type.

TERMITE INSPECTIONS

Left unchecked, termites and other wood-destroying insects can cause considerable damage to a home’s structure over time. We don’t stop at termites, we’re trained to recognize the telltale signs of damage caused by carpenter ants, powder post beetles, and carpenter bees.

WELL WATER TESTING

Are you testing your well water annually to ensure your water is safe for consumption? Is your lender requiring a well inspection and water test?  We provide prompt service and only work with professional ACAC and NAMP-certified labs to ensure you receive accurate results. Most results are provided within 24 hours from when the lab receives your samples.

RADON TESTING

According to the EPA, no amount of Radon in a home is acceptable. However, the EPA has set an “action level” or threshold of 4.o pCi/L or higher where the risk of cancer is great enough that the installation of a mitigation system is recommended to reduce Radon pCi/L to an acceptable level.
